1. Purpose:
- Boost leasing conversion by identifying and securing high-resilience, Chinese-speaking tenants.
- Maintain and deepen relationships with the "big fish"—overseas investors and domestic partners looking for
premium industrial space.
- Act as the technical and cultural bridge, turning complex industrial requirements into operational reality for
our clients.
- Key Integrator of China desk for the all the companies business units in real estate and advisory
- Report to the Senior BD Manager with a dotted line to the Industrial Director.
2. Key Responsibilities
- Execute business development activities specifically for the Greater China market to meet growth targets across all Ready-Built (RBF/RBW) and Build-to-Suit (BTS) projects.
- Conduct supply chain research and maintain a structured lead-generation database to identify highpotential industrial prospects.
- Identify emerging market needs and new opportunities by analyzing customer and competitor data.
- Build and maintain a high-level portfolio of long-term relationships with key stakeholders, including chambers of commerce, industrial park developers, brokers, and government agencies.
- Support the Senior Business Development Manager and Industrial Director in forging strategic partnerships focused on the Greater China investor network.
- Drive brand awareness within the target market by representing the company at domestic and overseas seminars, conferences, and public relations events.
- Coordinate media and public relations activities to ensure consistent messaging for the company’s industrial products and services.
- Collaborate with the leasing and technical teams to develop mutually beneficial, commercially viable
proposals for prospective clients.
- Design and deliver high-impact presentations for prospective partners and internal executive briefings.
- Develop and manage dashboards to track conversion rates, partner network performance, and overall success metrics between Sales and Business Development.
- Contribute market intelligence and analytical data to the annual business planning process to support department KPIs.
- Implement internal processes and policies that streamline business development workflows and support overall operational growth.
- BSc/BA in business administration, sales/ lease & marketing or relevant field.
- Mandarin Chinese: Full professional proficiency - HSK 6 level and English is at least Strong Intermediate level
- Having at least 3- 4 years of proven experience in Real Estate, Construction or Manufacturing Trade & Sales for Industrial Real Estate, Logistics, or Infrastructure.
- A demonstrated track record in Business Development, Sales, or Strategic Marketing, specifically in highvalue B2B deal-making.
- Deep understanding of Greater China’s business networks, trade analytics, manufacturing clusters, and
evolving supply chain shifts into Vietnam.
- Exceptional presentation and communication skills, with the ability to navigate complex negotiations at the C-suite and government levels.
- Proven ability to build immediate rapport and long-term trust with investors, partners, and stakeholders
within the Greater China market.
- High proficiency in time management and organizational planning, with the ability to manage multiple high
priority leads simultaneously.
