Facility And Security Supervisor

Job Summary:

We're looking for a dedicated Facility and Security Supervisor to join our team at CORE5 QUANG NINH I. In this hands-on role, you'll be directly responsible for the maintenance, operational support, and comprehensive security oversight of our LEED Silver certified ready-built factory campus. You'll play a crucial part in ensuring the smooth and efficient operation of our complex, upholding high standards of sustainability and occupational health & safety. This position requires a proactive individual who can meet the diverse needs of our predominantly Chinese-speaking international tenants, which include leading companies like Eva Precision (Hong Kong), Hengyu (China), Tomiyama (Japan), and Dai Xin Khang (China).

Key Responsibilities:

Facility Operations and Maintenance

• Conduct routine inspections to ensure facilities and equipment are in excellent working condition.

• Perform hands-on preventive and corrective maintenance tasks for HVAC, electrical, firefighting, plumbing, and other critical systems.

• Respond promptly to tenant maintenance requests and emergencies, troubleshooting and resolving issues on-site.

• Coordinate with third-party contractors for specialized repairs, ensuring that work is completed to standard, safety and on time.

• Manage inventory of tools, equipment, and supplies to ensure readiness for any maintenance tasks.

• Security oversight for security service contractor

• Implement and monitor security measures across the facility, including access controls, surveillance, and alarm systems.

• Conduct daily security checks to ensure all systems are operational and respond to any incidents or security concerns.

• Train staff and coordinate with security vendors to maintain a safe environment for tenants, staff, and visitors.

• Participate in emergency response and evacuation drills, ensuring compliance with safety protocols.

Tenant Support and Coordination

• Act as the primary on-site contact for tenants, providing support for facility-related issues.

• Conduct regular walkthroughs with tenant representatives to understand operational needs and identify areas for improvement.

• Communicate updates on maintenance schedules, security protocols, and any operational changes that may affect tenants.

Sustainability and LEED Compliance

• Ensure that all operational activities align with LEED certification standards, including waste reduction, water conservation, and energy efficiency.

• Assist with tracking energy usage, waste generation, and other sustainability metrics to ensure ongoing compliance.

• Implement sustainable practices and recommend upgrades or adjustments to improve facility efficiency.

Reporting and Documentation

• Maintain detailed records of maintenance activities, security incidents, and tenant interactions.

• Report directly to the Industrial Property Manager with updates on facility status, maintenance needs, and tenant feedback.

• Assist with monthly reports summarizing maintenance, security, and sustainability performance.

Qualifications:

• Technical diploma or associate degree in at least one of Facility Management, Engineering, Construction, Firefighting, Electricity or a related field.

• Minimum of 3 years of hands-on experience in facility and/or security roles, ideally in industrial or warehouse environments.

• Familiarity with LEED certification practices and an interest in sustainable operations.

• Familiar with HSE practices and RAMS.

• Strong troubleshooting skills for mechanical, electrical, and security systems.

• Basic knowledge of facility management software and good proficiency with Microsoft Office Suite.

Skills & Competencies:

• Strong problem-solving skills with a practical, hands-on approach.

• Ability to work independently, taking initiative to resolve issues and support tenants.

• Good communication skills to coordinate with tenants and vendors effectively.

• Attention to detail and commitment to high standards in safety and sustainability.

• OH&S / HSE training certificates is an advantage.

• Good command of English; Speaking Chinese at any level is an advantage.
